Project
J Street was awarded the exclusive listing to sell 1100 H Street in 2002/2003. On behalf of its client, Washington Gas Light, the building was successfully sold to a local investor RB Associates, who in turn hired J Street for exclusive leasing.
Challenges
Since the building was sold by the owner-user (Washington Gas), the entire building including the first floor space, would be vacated by the end of 2003. Coordination between the new owner and J Street became essential as the entire building would be renovated while at the same time creating a marketing strategy to lease the building.
Solutions
The entire interior of the building had to be demolished including tenant spaces and all elevator lobbies. Marketing boards were drawn showing prospective tenants what the new project would look like and what type of space to expect once tenant construction was complete. The first floor space was reconfigured into two distinct retail spaces for lease.
Renovations
Within 18 months of selling the property, J Street was able to transact leases up to 75% occupancy.
